Timnath Summer 2026 Things to Do and What’s New

Remember Timnath? Here's Why It Feels Like a Completely Different Town Today

If you grew up in Northern Colorado, your memories of Timnath probably look a lot different than they do today.

I can remember when there was only one stoplight in town, and that was for the school downtown. Back then, Timnath wasn't somewhere you moved to—it was somewhere you drove through on your way to Fort Collins or Windsor. Timnath Feed & Grain was known for its weekend motorcycle crowd, Walker Manufacturing was quietly building mowers that would end up all over the world, and Walker Airfield sat out on what felt like the far east side of town. I remember going to the model airplane events there as a kid and occasionally watching Max Walker fly his small plane in and out of the grass strip.

Fast forward to today and you've got Costco, In-N-Out, Timnath Beerwerks, Harmony Club, luxury neighborhoods, miles of trails, and one of the fastest-growing communities in Northern Colorado. It's still Timnath. It just doesn't feel like the Timnath most of us remember.

One of Northern Colorado's Quiet Success Stories

Timnath didn't become one of Northern Colorado's most desirable places to live overnight. It happened one subdivision, one business, and one road improvement at a time.

The location has always been one of its biggest advantages. You're only minutes from Fort Collins, Windsor, Loveland, Centerra, and I-25, but when you pull into most neighborhoods, it still feels quieter than the larger cities around it. That balance has become harder to find along the Front Range, and buyers have noticed.

Communities like Timnath Ranch, Harmony Club, Trailside, Kitchel Lake, Ladera, and Ellory have completely changed the housing landscape. Whether you're looking for your first home, a luxury custom build, or a newer apartment, there are simply far more options today than there were even ten years ago.

One thing buyers often ask about is property taxes. Depending on the neighborhood and metro district, the numbers can vary quite a bit, which is why it's worth comparing the total monthly ownership cost instead of focusing only on the purchase price.

Retail Finally Started Catching Up

For years, living in Timnath meant accepting that almost everything required a drive into Fort Collins.

Groceries? Fort Collins.

Dinner? Fort Collins.

Shopping? Fort Collins.

That was simply part of life.

Today, that conversation is changing.

Costco planted a flag. In-N-Out followed. Ladera is beginning to fill with restaurants and retail, G-Que has already opened, and Ruben's Grill is expected to join the lineup. There was even a serious proposal for a Topgolf before residents ultimately voted against the tall netting required for the project because of concerns about birds and wildlife.

Whether you agreed with that decision or not, it showed that national brands are paying attention to Timnath. Communities attracting this kind of investment are usually communities expected to keep growing.

The Character Never Left

One thing I appreciate about Timnath is that it hasn't forgotten where it came from.

The old Feed & Grain building wasn't torn down—it became Timnath Beerwerks, one of the town's gathering places today. The CSU men's and women's golf teams call Harmony Club home, one of the premier private golf courses in Colorado. Longtime Northern Colorado residents probably remember weekends at Sweatsville Zoo before it closed, while newer residents may have no idea it was ever here.

If you've driven east of town lately, you've probably noticed the Connell gravel pit has largely wound down after decades of operation. Once the remaining material is gone, it certainly feels like one of the more interesting pieces of land to watch over the next several years.

I've watched that happen my whole life around Timnath. Places that once felt like they were out in the middle of nowhere slowly became neighborhoods, parks, schools, and shopping. What used to feel like the edge of town is now almost the middle of it.

That's a pretty remarkable transformation.

Why More People Are Looking at Timnath

People don't move to Timnath because of one attraction.

They move here because everything works together.

You're close to Fort Collins, Windsor, Loveland, Centerra, and I-25 without feeling like you're living in the middle of the city. The reservoir remains a favorite during the summer for boating, fishing, paddleboarding, and kayaking. Harmony Club continues to attract golfers from around the region. The schools draw families, while new neighborhoods continue giving buyers and renters more choices than they've had in years.

We help people compare Timnath with Fort Collins, Windsor, Johnstown, and Berthoud every week because they're usually considering all of them at the same time. On paper they can look similar. Once you actually drive the neighborhoods, compare taxes, look at commute times, and see where future development appears to be heading, the differences become much clearer.

That's where local knowledge can save you a lot of time—and sometimes a lot of money.

The Bottom Line

Timnath isn't trying to become Fort Collins.

It isn't trying to become Windsor.

It's becoming its own destination.

The farming roots are still here. The reservoir is still part of everyday life. The old Feed & Grain building still stands. But today it's also one of Northern Colorado's fastest-growing communities, attracting families, professionals, retirees, and people simply looking for a little more space without giving up convenience.

If you haven't driven through Timnath in a few years, you're probably in for a surprise.

If you're considering Timnath, Fort Collins, Windsor, Johnstown, or Berthoud, we'd be happy to help you compare neighborhoods, understand the differences between communities, and find the right fit. Whether you're buying your next home or looking for a rental, local knowledge can make the process a whole lot easier.
